How we work
A Florida company, clear about the line
ZEA General Services LLC is a limited liability company registered in the State of Florida, with registration details on public record with the Florida Division of Corporations.
We do general cleaning, maintenance and light repairs. We do not do work that requires a contractor's licence: electrical, plumbing, gas, roofing, structural changes and anything needing a permit goes to a licensed and insured trade. Saying so costs us jobs occasionally, and it's the right way to work.

Do you do electrical or plumbing work?
No. Those require licensed trades in Florida. We'll identify the problem, tell you plainly, and point you toward someone licensed.
How do you price a job?
From a free estimate, in writing, after seeing the property or clear photographs. You approve the price before anything starts.
Do you work with landlords?
Yes — turnovers, make-ready and recurring maintenance across multiple units, with photographic documentation for your records.
Are you insured?
Insurance details are available on request before any work begins. Ask us on the estimate call.
What if you find something unexpected?
We stop, tell you what we found, and quote it separately. Nothing extra appears on an invoice without your approval.
How quickly can you start?
It depends on the schedule at the time. We'll tell you a realistic date rather than an optimistic one.
