Most disputes over property work come from a scope nobody wrote down. A checklist agreed in advance settles what's included before it becomes an argument over an invoice.

Regular visits are the other half. Caulking, filters, fixtures and small leaks cost very little to deal with early and a great deal once water has been somewhere for six months.

And knowing the limit matters. Work that needs a licensed trade should go to one the first time, not after an unlicensed attempt has made it worse.
